Delivery Information

Last updated: 25 October 2026

Please read this information before ordering, particularly the delivery service, access requirements and missed-delivery charges.

Standard delivery is kerbside at ground level. Delivery charges are based on order weight.

On this page

1. Delivery areas

We offer delivery within England, Scotland and Wales, and to Belfast, subject to postcode, product and carrier availability.

For islands, remote locations or addresses outside these areas, please contact us before placing an order if delivery availability and charges are not confirmed at checkout.

Do not assume that availability for Belfast means that delivery is available throughout Northern Ireland.

Any applicable location surcharge will be disclosed before you commit to your order.

2. Delivery charges

Delivery charges are based on the weight of your order, with any applicable location or service charges explained before purchase.

Your delivery charge will be shown at checkout or confirmed in an agreed quotation before payment.

We do not offer a general free-delivery threshold. Free delivery applies only where expressly offered for your particular order.

If checkout does not provide a delivery option for your postcode, contact us for assistance before ordering.

3. What standard delivery includes

Our standard service is kerbside delivery at ground level, to the nearest safe and accessible unloading point.

This does not include:

  • Carrying goods inside your property.
  • Delivering upstairs or to a room of choice.
  • Unpacking or assembly.
  • Installation.
  • Removing packaging or existing furniture.

These additional services are not currently offered.

You must arrange suitable assistance and equipment to move goods from the unloading point into your property. Large or heavy furniture may require more than one person.

Drivers are not required to move goods beyond the agreed service or carry out unsafe lifting or unloading.

4. Delivery partners

We use delivery partners including DX and LPD Home Delivery.

Some products may be dispatched directly by a supplier or manufacturer. Where this applies, ZHOMES remains responsible for its obligations as your seller.

We share the contact, address and order information needed to arrange delivery and provide updates. Our Privacy Policy explains this further.

5. Delivery times

Delivery times vary by product, availability, destination and whether an item is bespoke or made to specification.

Check the relevant product information and any delivery estimate provided before ordering. If a timescale is not stated, contact us for an estimate.

Bespoke orders may require a longer agreed lead time. Where production depends on approval of specifications, we will explain how that affects the estimated delivery period.

An order confirmation confirms your purchase; it does not mean that the goods have already been dispatched.

Unless a different period is agreed, consumer orders will be delivered without undue delay and within 30 days after the contract is formed.

If you need delivery by an essential date, tell us before ordering and obtain written confirmation that we can meet it.

6. Notifications and receiving your order

Please provide an accurate delivery address, email address and telephone number.

Delivery arrangements or notifications will be communicated by ZHOMES, the supplier or the delivery partner. Please monitor your messages and respond where requested.

A suitable adult must be available to receive the goods during the agreed or properly notified delivery arrangement.

If you cannot receive a notified delivery, contact us or the carrier promptly. Rearrangement is subject to availability, and any applicable reasonable charge will be explained.

A delivery window may be an estimate rather than a guaranteed arrival time unless expressly agreed otherwise.

7. Access and preparation

Before ordering, check:

  • The product will fit in its intended location.
  • You can move it from the kerbside unloading point into your property.
  • Doorways, corridors, stairs and other access points are suitable.
  • Suitable help will be available to handle the goods safely.
  • The delivery vehicle can safely access the location.

Tell us before ordering about restrictions such as narrow roads, limited vehicle access, parking restrictions, gates, steps or restricted unloading areas.

If essential packed dimensions are not available, contact us before ordering.

Drivers cannot be required to park unlawfully, obstruct access unsafely or unload in an unsafe location.

8. Missed deliveries and redelivery charges

If you miss an agreed or properly notified delivery, or delivery fails because relevant access restrictions were not disclosed, you must pay 100% of the reasonable actual cost of the additional delivery attempt, where the failure is attributable to you.

This is the full cost of the additional transport required, not a percentage of the goods’ price.

We will explain the reason for the charge and confirm the amount before arranging redelivery. Payment may be required before a new attempt is booked.

We will not charge you for a failed delivery caused by ZHOMES or its carrier, including an attempt outside agreed arrangements without your consent. We will not recover the same cost twice.

If you choose to cancel rather than rearrange delivery, your applicable cancellation rights and our Returns & Refunds Policy will apply. We will not impose an unlawful cancellation penalty.

Refusing a delivery alone may not clearly communicate cancellation. Please also notify ZHOMES directly.

9. Changes to the delivery address

Contact us immediately if your delivery details are incorrect or need changing.

We cannot guarantee that an address can be changed once goods have been dispatched. For security reasons, we may need to verify a request before agreeing to it.

Any reasonable additional transport cost arising from an agreed change will be explained before you accept the arrangement.

This does not affect your statutory cancellation rights.

10. Checking your delivery

Inspect the packaging and goods as soon as reasonably possible.

If you notice visible damage while the driver is present, ask for it to be recorded on the delivery documentation and take photographs where practical.

Contact ZHOMES promptly if goods are damaged, incorrect or incomplete. Please provide:

  • Your order number.
  • A description of the issue.
  • Photographs of the goods and packaging, where reasonably available.
  • Details of any missing items or components.

We ask that visible damage and shortages are reported within 48 hours where possible. This helps investigation but does not restrict your statutory rights.

Signing for goods, failing to note damage on a delivery receipt or reporting an issue after 48 hours does not automatically prevent a valid claim.

Keep relevant packaging where possible and do not dispose of damaged goods without agreement. If you discover a problem before assembly, stop and contact us.

11. Delays and delivery problems

If a delay or delivery problem arises, we will work with the relevant supplier or carrier to investigate and provide an update.

An estimated delivery date does not remove your rights concerning an agreed delivery period or an essential deadline.

Depending on the circumstances, you may be entitled to require delivery within an appropriate additional period or end the contract for a refund. An immediate right to end the contract may arise where delivery is refused or an essential agreed deadline is missed.

We recommend waiting until your goods have arrived and been checked before booking fitters or other tradespeople. This recommendation does not exclude liability we may have under applicable law.

12. Collection by appointment

You may arrange collection from our Manchester premises:

Unit 2c Brixham Road, Manchester, M16 0YG

Collections are strictly by prior appointment.

Do not travel until we have confirmed that the goods are ready and agreed a collection appointment.

Bring your order number and provide the name on the order. If another person is collecting on your behalf, let us know beforehand.

You must arrange a suitable vehicle and sufficient help for safe loading and transport. Discuss any assistance requirements with us in advance; loading assistance is not included as a standard service.

Where your purchase was concluded online, by telephone or by email, collection does not remove applicable distance-selling cancellation rights. The cancellation period normally begins after you receive the goods.

13. Responsibility for goods

For consumer purchases using our delivery arrangements, responsibility for loss or damage normally remains with ZHOMES until you, or someone you nominate other than the carrier, takes physical possession.

If you independently appoint a carrier that we have not offered, responsibility may pass when the goods are handed to that carrier, as provided by law.

Kerbside delivery does not authorise us to leave goods unattended without an appropriate arrangement.

14. Returns and cancellations

For cancellation deadlines, return arrangements and refunds, please read our Returns & Refunds Policy.

For most consumer distance purchases, you must notify us of a change-of-mind cancellation within 14 calendar days after the day you receive the goods. You then have a further 14 calendar days to send them back, unless we agree to collect them.

Late change-of-mind requests require ZHOMES’ prior written approval and are accepted solely at our discretion.

Approved late consumer returns are subject to the conditions in our Returns & Refunds Policy, including a 15% restocking fee and customer-paid return transport.

These discretionary charges do not apply to valid statutory cancellations or replace your rights concerning faulty, damaged or incorrectly supplied goods.
