Does it come with a mattress?

No. It takes a standard 140 x 70 cm cot bed mattress, bought on its own.

How is this different from a normal cot bed?

Two things: the storage drawer underneath, and the extra day-bed stage between cot and toddler bed. Together they mean more storage and more years of use.

What goes in the side section of the changing unit?

Whatever you want to hand. Set it up as open shelving for baskets, or fit the hanging rail for a few outfits.
